Every rental in England must be registered by 14 November 2027.
Registration opens one region at a time. A property can’t be marketed or let without an active entry, and the fee in government guidance is £65 per property per year.

Is this legal advice?
No. Letwarden gives general information based on the law and official guidance for England, with a link to the source for every rule. For a dispute or possession claim, speak to a solicitor.
Will Letwarden register me on the landlord database?
The government service requires the landlord to start and complete registration. Letwarden tells you when your window opens, makes sure your gas safety record, EICR and EPC are current, and prepares the details you’ll be asked for, so registering takes minutes.
Where do you have engineers?
We’re onboarding vetted engineers in West Midlands first, the first region to open for registration. Quote requests from elsewhere in England are still welcome: we’ll tell you within one working day whether we can cover your area.
Do you cover Wales, Scotland or Northern Ireland?
Not yet. The rules there are different: Wales has Rent Smart Wales, Scotland has the Scottish Landlord Register and Northern Ireland has its own landlord registration scheme.
